5 Criteria for Pricing a Home

With the recent economic chaos facing the country in the aftermath of COVID-19, many of ya'll may be looking to sell your home. If that is the case, here are some things to consider.  When you put your home up for sale, one of the best ways to determine the asking price is to look at comparable sales. There’s rarely a perfect apples-to-apples comparison, so a pricing decision often relies on comparisons to other recent sales in the area. Here are five criteria to look for in a sales comparison. Location:  Homes in the same neighborhood typically follow the same market trends. Comparing your home to another in the same neighborhood is a good start, but comparing it to homes on the same street or block is even better. Date of sale:  It varies by location, but housing markets can fluctuate a lot in a short time period. It‘s best to use the most recent sales data you can find. Home build:  Look for homes with similar architectural styles, numbers of bathro...

The Craziness of NBA Free Agency 2019

photo by Dan Carlson The past week has been a wild one for anxious professional basketball fanatics. News broke earlier today that the most coveted remaining free agent, Kawhi Leonard, has decided to team up with Paul George while Demarcus Cousins is set to join forces with Lebron and AD--capping off an eventful free-agent signing frenzy for the NBA, and setting the league's spotlight now on the city of Los Angeles. With all the recent free agency madness settling, let's calm down now and put things in perspective. Here are a 4 of my thoughts and main takeaways on what's transpired.                            First off, the Clippers have just become the overnight favorite to win it all next season. I've said many times that Kawhi Leonard is the best player in the league today and, now that he's in LA, the Clippers in my view are now the top contender. Forget all the upsides on offense that their newly formed ...

The 5 Most Influential NBA Players of All-Time

Photo by Edgar Chapparo Of all the greats who have made their marks on the game of basketball, here's my take on the Top 5 MOST INFLUENTIAL of them all. 5. LEBRON JAMES) The "King" Lebron James starts off our list as the 5th most influential player of all time. The past decade has been, without a doubt, the Lebron James era in the basketball world. James has been the most dominant player for quite some time now. However, his overall influence isn't as much about his actual game as it is about the business decisions he's made on and off of the court. After all, how many aspiring young hoopers are blessed to be 6'8 athletic freaks built like a tank with Lamborghini speed? Not many, if any, can even attempt to emulate Lebron's style to the game. When Lebron James decided to take his talents to South Beach, he sparked the beginning of a prevalent trend in the league today that has caused mixed emotions for players and fans alike. Good players...

Toronto's Got The Best Player in The League...Yeah, I said it

"Now that Kawhi has become the first player in NBA History with a Finals MVP in each Conference, ya'll in the basketball world need to start putting some respect on this man's name..." In just one year's time, the Toronto Raptors went from playoff choke-artists to winning their first ever NBA Title. Of course the Warriors' injury issues in this Finals series were a big help, but that doesn't take away from how well the Raptors executed as a team throughout the playoffs and have now finally gotten the job done. After all, let's not forget that they went undefeated in season play against Golden State. This team was certainly more than capable of still coming out on top even if the Warriors had a full healthy roster in this series. So what changed? How did Toronto go from being consistently inconsistent when it counted most to cool, calm, collected, and assertive even when their backs were against the wall? Of course there are many factors that p...

DOWN GOES JOSHUA

Photo by Bogdan Yukhymchuk On Saturday June 1st, 2019, boxing's Heavyweight Champion Anthony Joshua took on challenger Andy Ruiz, Jr. in Joshua's United States debut fight at Madison Square Garden. Ruiz was the huge underdog going into this fight with Joshua being the heavy favorite. In fact, most reporters and boxing journalists were already looking past this fight to the anticipated Joshua-Wilder showdown that everyone's been wanting to see for years now. This fight was supposed to be just another win for Joshua---well, by now, we all know how that turned out. First off, congratulations to Andy Ruiz on pulling off the huge upset, and becoming the first ever Mexican Heavyweight champ in boxing! Secondly, I really can't say I'm too surprised at how this fight turned out and here's why... Boxing's heavyweight division in my opinion is long passed its golden age. I've always held that AJ was beating all of his opponents simply because he was o...
